TOP STORY: Short Sales: help clients weather the downturn
Saving sellers from foreclosure while growing your business
Prices are dropping and more and more homeowners whose mortgages are adjusting to higher interest rates can't keep up.
This is becoming extremely common in today's market due to the incredible amount of 100 percent financing that took place over the past few years. According to the Center for Responsible Lending, one in five subprime loans issued between 2005 and 2006 will result in foreclosure.
As a real estate expert, you are in a position to help clients avoid foreclosure by facilitating a short sale — saving homeowners from foreclosure and growing your business.
Keller Wililiams University's course, Seller Mastery: Servicing Short Sales shows you how to find a short sale candidate, how to qualify candidates and what to consider during negotiations.
Student kits $10
Instructor kits $35

Your KWLS listings— EXPOSED again!
More juice for your listing presentation
Keller Williams Realty and Homescape®, the leading online provider of local, comprehensive real estate property listings and rich content, have formed a strategic partnership that will enable millions of consumers across the country to search online at Homescape.com and find your property listings.
Distributing your listings in the KWLS listings to Homescape fits in with our overall strategy to drive quality traffic to your listings — you and your sellers benefit from the increased exposure to your properties.
Content on Homescape includes a free home valuation tool, in partnership with HomeGain, where consumers can access the tool to calculate an estimated value of their home. Homescape also includes a "Where Can I Find..." feature which contains listings related to a theme. Other content such as local community and school information is included in the site. Homescape also plans to add mortgage information, first-time buyer tips, search tips and moving information in the near future.
To optimize your online exposure, make sure your listings are in the KWLS.

Cut costs not training! This week's cost saving tip:
Buy generic store brands. Office superstores offer private label items such as mailing labels, ink cartridges and shipping envelopes at discounts over name brands. Chances are they're made by the same manufacturers.

NEWS TO USE...for market center leadership
As you know, beginning Nov.1 we will launch our new, highly-anticipated lead routing system, My Leads, My Listings.
When My Leads, My Listings launches, leads will be distributed like this:
- For leads that come in via KW.com – visitors will be routed to the appropriate market center’s Website to search for properties.
- Leads on Keller Williams listings generated from individual market center Websites will be routed to the Keller Williams listing agent (even if the listing agent is a member of a different market center). You will determine how to route inquiries on non-Keller Williams listings.
- ALL visitor inquiries to agents’ eAgentC Websites will be routed back to the agent.
Here’s what you need to do to prepare
KW.com’s new lead routing gives you control over how you get Website leads to your associates — both in terms of qualifying your associates to receive leads, and also in terms of supervising the response to Website leads. eAgentC is recommending several lead management options.
Before My Leads, My Listing begins Nov. 1, your market center’s Agent Leadership Council (ALC) needs to determine the lead management solution that will work best for your associates.
Download the lead management options sheets, get your ALC together and decide on your market center’s solution now! That way, when My Leads, My Listings launches, your associates will get to take advantage of the new system immediately, and seamlessly.
Use the questions outlined below to decide how your market center will approach lead management:
- How does your market center prefer to receive leads that come from KW.com and also from your market center Website (email, a lead coordinator, an automated application)?
- What requirements will be expected of your agents to be able to receive these Website leads (will everyone be eligible - if not, what requirements must they meet)?
- What are the response time requirements for agents who receive leads (must they respond within a certain period of time)?
- Who in your market center will be the person to oversee the process related to online lead distribution and follow-up?
- Will your market center prefer to use an automated tool to help with the management of leads?
If you will require a third-party product or service, contact the appropriate vendor and proceed with arrangements (to be effective on Nov. 1).
Prior to Nov.1, we will provide a means for each market center to identify the lead management option to be used by your market center's Website.
