Even during this market, selling a home is less about hoping and moping and more about using specific strategies to lure buyers into the home. Considering your sellers have taken your sound advice to de-clutter their home, it may take considerable work convincing them to make more substantial staging changes that could cost more. The following article from MarketWatch tackles issues on staging and advises sellers on strategies they can use to sell their home to first-time homebuyers – a group that is predicted to make up 53.5 percent of homebuyers in 2009. It might just be the push they need to start sprucing their space up fast.

Customize your Facebook page with "vanity URLs"

As a real estate agent, you spend considerable time branding yourself among peers and in your local market. Now you can brand your Facebook page using a customizable vanity URL. What’s a vanity URL? A typical URL for a Facebook profile has a random string of numbers following the “.com/.” Now you are able to create a URL based on your name, your team name, group name or even your market center – it can be almost anything! For instance, the Facebook page for Your First Home: The Proven Path to Homeownership is www.facebook.com/YourFirstHome.

 

Simplifying the URL will increase your searchability on popular search engines, such as Google, make it more memorable to your clients, and simplify the look when you add it to your Website, business cards or marketing pieces.

 

Steps to getting your vanity URL*:

  • Click on the box at the top of your homepage that says “Set your username now.”
  • Choose either a recommended username or create your own custom version (keep in mind usernames can only contain alphanumeric characters (A-Z, 0-9) or a period (“.”).
  • Once your username is created, your new URL will read facebook.com/yourusername.
  • Remember, you cannot change it, so type carefully (Tip: type it in Microsoft Word for spell check capabilities, then copy and paste it into the custom creation tool).

 

*If you have not created a Facebook account, new users are not eligible to claim their username until June 28.

Canadians welcome Gary Keller during second SHIFT Tour!

The impact of the second SHIFT Tour is still being felt across North America. On June 10, 2009, nearly 900 real estate professionals gathered in Toronto for one incredible day of learning with Gary Keller. Associates came all the way from Ottawa (equivalent to driving from Colorado to Virginia) for the event, which also featured special guests Billy Mclaughlin and The Guess Who!

 

Here’s what one new Luxury Homes by Keller Williams member had to say:
