Since 2002 I have had the incredible honor to help both Maryland Buyers & Sellers navigate the complexities, emotions, decisions and details that come with either purchasing or selling a home. This is possibly the happiest time for some clients - the biggest reward for me is enjoying the process from the first meeting, the first viewed home and ultimately the smiles of excitement at the settlement table from an excited Buyer or the look of satisfaction and appreciation from a grateful & happy Seller. There are no two transactions alike.
Sadly in the past 5 years the elation of selling a home for some Sellers in and around Howard County has often been replaced with a great deal of hardship, distress and emotional anxiety. This is the journey of a SHORT SALE.
My first Short Sale in 2007 was long before the word "Short Sale" became an every day word. The sellers had become financially challenged, the bills kept piling up, their marriage was in jeopardy, employment was also threatened as they had security clearance, the bank was almost banging on the door and yet within 90 days from listing their home they went to settlement and could begin the process of rebuilding their life. The first transaction was unchartered territory, yet through a great deal of research, MANY hours on the phone to the lender a short sale approval with no consequences of unpaid debt was obtained by myself and my Team.
The good news is that those sellers are now buyers again and have regrouped and are ready to find a new home- something that would not have been possible with a foreclosure.
Since that very first Short Sale in Howard County I have helped many other distressed Central Maryland home-owners make informed and wise decisions that ultimately effect their families. In many cases it is their last life-line. The pain of embarrassment is sometimes the toughest hurdle.
Believe it or not 1 in 7 homes are 60 days late on their current mortgage in 2012-2013 due to hardship of some kind. You are not alone!
In the past 5 years I have committed myself to helping Maryland homeowners who have found their selves in unfortunate situations. I have invested time in continued Short Sale education and have made it my business to always be aware of the updates and constant changes that are so prevalent and part of the Real Estate Market. I set realistic expectations for Sellers and provide full support as they travel through a very difficult and trying time. My Team and I will help you with relocation.
